Accept the Public Improvements in Tract Map 31497, located at the southeast corner of Lemon Street and Washington Avenue; and
Direct the Public Works Department to perform continued maintenance on the aforementioned public improvements in conformity with the City of Murrieta's maintenance standards.

BACKGROUND
On April 13, 2021, the City of Murrieta (City) entered into an agreement with Murrieta 60, LP, for Murrieta 60, LP, to construct certain public improvements within Tract Map (TR) 31497. TR 31497 is a 60-unit condominium project near the intersection of Washington Avenue and Vineyard Parkway with 15 buildings consisting of two different floor plans with 30 two-bedroom units and 30 three-bedroom units. The buildings feature four architectural themes, and the project includes 156 parking spaces, a tot-lot, and a dog park.
The public improvements, which include street paving, curb and gutter, sidewalk, drive approaches, and a storm drain system within TR 31497, have now been completed. Qualified City personnel within the Public Works Department inspected the improvements under the direction of the City Engineer, who has determined that they are satisfactory and have been completed in compliance with applicable City standards and regulations.
The City Council has determined that it is in the City's best interest to maintain the public improvements through regular upkeep in conformity with City maintenance standards. Therefore, the Public Works Department will continue to maintain the aforementioned public improvements.
