Approve Amendment No. 1 to the Lease Agreement with Murrieta National Little League for Hunt Field, located at 41810 Juniper Street; and

Authorize the City Manager or his designee to execute Amendment No. 1 and any related documents.

PRIOR ACTION/VOTE
On June 5, 2001, the City Council approved the Purchase Agreement and Escrow Instructions for the Murrieta Community Center, formerly known as Town Hall, and the ancillary property around the building that includes Hunt Field (Vote: 5-0).

On February 7, 2006, the City Council approved a lease agreement between Murrieta National Little League and the City of Murrieta for the use of Hunt Field located at 41810 Juniper Street (Vote: 5-0).

DISCUSSION
In 2001, staff negotiated the terms of the purchase of the Murrieta Community Center, previously known as Town Hall. The board for the Town Association, the entity that sold the land to the City of Murrieta (City), [TI1]requested that Murrieta National Little League (MNLL) be permitted exclusive use of Hunt Field for the first five (5) years of the transfer of ownership, with first right of refusal thereafter, the option for renewal of the lease every five (5) years, and concluding with the term in 2015.

The following is a summary of the provisions of Amendment No. 1 of the MNLL Lease Agreement:

* Extends the lease term by 15 years, retroactively from November 22, 2015, through November 22, 2030.
* Updates Section 7 (Term) to reflect a total lease duration of 25 years, with continued five (5) year renewal options.
* Replaces Section 11 (Insurance) to require:
