Approve Amendment No. 1 to the Lease Agreement with Murrieta National Little League for Hunt Field, located at 41810 Juniper Street; and
Authorize the City Manager or his designee to execute Amendment No. 1 and any related documents.

PRIOR ACTION/VOTE
On June 5, 2001, the City Council approved the Purchase Agreement and Escrow Instructions for the Murrieta Community Center, formerly known as Town Hall, and the ancillary property around the building that includes Hunt Field (Vote: 5-0).
On February 7, 2006, the City Council approved a lease agreement between Murrieta National Little League and the City of Murrieta for the use of Hunt Field located at 41810 Juniper Street (Vote: 5-0).

Coordinate and deliver responsive, effective community services.
DISCUSSION
In 2001, staff negotiated the terms of the purchase of the Murrieta Community Center, previously known as Town Hall. The board for the Town Association, the entity that sold the land to the City of Murrieta (City), [TI1]requested that Murrieta National Little League (MNLL) be permitted exclusive use of Hunt Field for the first five (5) years of the transfer of ownership, with first right of refusal thereafter, the option for renewal of the lease every five (5) years, and concluding with the term in 2015.
The following is a summary of the provisions of Amendment No. 1 of the MNLL Lease Agreement:
* Extends the lease term by 15 years, retroactively from November 22, 2015, through November 22, 2030.
* Updates Section 7 (Term) to reflect a total lease duration of 25 years, with continued five (5) year renewal options.
* Replaces Section 11 (Insurance) to require:
o $1,000,000 minimum liability coverage per occurrence
o Secondary accidental injury insurance for all participants and field users
o City named as additional insured with 30-day notice for any coverage changes; and
o Affirms the original agreement remains in full force and effect, with no lapse in term or obligations.
* Confirms no material defaults by either party at this time and that there have been no prior modifications to the agreement.
* Acknowledges adequate consideration received by both parties for the amendment.
* Authorizes execution by duly empowered representatives of both the City and MNLL.
* Allows counterpart signatures, treating all versions as part of a single binding document.
FISCAL IMPACT
There is no direct fiscal impact associated with Amendment No. 1. The lease extension and updated insurance provisions reflect mutual agreement and adequate consideration between the City and MNLL. All operational costs and responsibilities remain consistent with the original lease terms.
